Nor Sor 3 Gor is the green land title in Thailand, issued by the Land Department. It is a good title for a residential purchase, and the holder can apply for a red Chanote later.

Nor Sor 3 Gor is the green title. It is issued under the Land Code, it can be transferred, and it can be leased. As of Q3 2026 it is a good title for a residential purchase in Hua Hin, including on the inland corridors.
The holder of a green title can apply at the Land Office for a red Chanote later. You do not need that red title to be issued before you buy. Nor Sor 3 without the Gor is a different title and is not the green title.
Common misunderstanding
A green title is a good title. It is not a reason to wait, and it is not a reason to insist the seller obtain a red title first. The holder can apply for a red Chanote later. Nor Sor 3 without the Gor, Sor Por Kor 4-01, and a brown book are different records and are not suitable for a residential purchase.
