Every property transfer in Hua Hin is registered at the Prachuap Khiri Khan Land Office. The Land Office checks the title, calculates the appraised value, applies the transfer fee and the applicable taxes, and records the new owner or the registered lease on the chanote. As of Q3 2026 the transfer fee is 2 percent of the appraised value and the specific business tax is 3.3 percent where applicable.
A transfer cannot complete without the Land Office. The buyer and seller, or their proxies with power of attorney, attend in person or via the firm. The Land Office is the source of truth for title, boundaries, and encumbrances, and the chanote it issues is the document that proves ownership.
Common misunderstanding
The Land Office appraised value is not the sale price. It is a government reference value used to calculate fees and taxes. It is almost always below the real sale price, which is why a buyer should never assume the tax is calculated on what they paid.
