In full
The chanote is the red title. Each chanote parcel has been surveyed and the boundaries are fixed and judicially defensible. A Nor Sor 3 Gor is the green title, and it is also a good title for a residential purchase. A green title can later be applied for as a red title. Nor Sor 3 without the Gor, Sor Por Kor 4-01, and a brown book are different records and are not suitable for a residential purchase.
A chanote can be transferred, leased, mortgaged, and bequeathed. As of Q3 2026 both the red title and the green title are used for residential land in Hua Hin.
Common misunderstanding
A chanote does not make a foreigner able to own the land. It makes the title strong, but the foreign ownership restriction under the Land Code Section 86 still applies. A chanote-titled villa plot is held on a 30-year leasehold, not in a foreign name. We do not recommend setting up a Thai company to hold the land.
