Appraised Value
The appraised value is the reference value assigned to a property by the Thai Land Office for the purpose of calculating transfer fees and taxes, and is almost always below the actual sale price.

In full
The Land Office appraised value is a government reference rate, not a market valuation. It is pegged per square metre of land and per square metre of building by area, and reviewed periodically. As of Q3 2026 Hua Hin town centre land is appraised at materially below its market price, which means taxes are calculated on a figure lower than what a buyer actually pays.
The appraised value matters because every transfer fee and tax is calculated on it or the sale price, whichever is higher. A buyer who budgets the tax on the sale price budgets conservatively; a buyer who budgets on the appraised value will be closer to the Land Office receipt. Always confirm the appraised value before the transfer appointment.
Common misunderstanding
The appraised value is not what the property is worth. It is a tax base. A property appraised at 8 million THB may sell for 18 million THB. The gap is normal and is not a sign of corruption; it is the structure of the Thai tax base, as of Q3 2026.
