FET Form
A FET form, formerly the Thor Tor 3, is the Bank of Thailand Foreign Exchange Transaction form that records inward remittance of foreign currency into Thailand and is required to repatriate sale proceeds in foreign currency later.

In full
When a foreigner buys a condominium freehold in their own name, the purchase funds must arrive in Thailand in foreign currency and be recorded on a FET form by the receiving bank. The FET form carries the buyer's name and the purchase purpose. On a later sale, the FET form is the evidence the bank relies on to let the proceeds leave Thailand again in foreign currency, as of Q3 2026.
A missing or incorrect FET form is the most common reason a foreign seller cannot repatriate proceeds cleanly. The form is obtained from the receiving Thai bank at the time of the transfer, not afterwards, and must be preserved for the entire holding period.
Common misunderstanding
The FET form is not a tax. It is a foreign exchange record. It does not cost money beyond bank fees, but its absence materially affects the ability to repatriate sale proceeds. Every foreign currency transfer for a property purchase should produce a FET form.
