In full

Freehold ownership carries the full title, the full resale value, and the full inheritance right. For a foreigner in Hua Hin the practical freehold is a registered condominium unit in a building where the foreign quota has not been exhausted. The quota is 49 percent of the aggregate unit area, calculated at the building level, and policed by the juristic person at every transfer. Freehold condominiums in Hua Hin trade at a premium to leasehold equivalents because the title is permanent. As of Q3 2026 the all-area freehold condominium median is around 78,000 THB per sqm, weighted toward beachfront inventory in Khao Takiab and Khao Tao.

Common misunderstanding

Freehold is not available for a villa plot in a foreign name. A foreigner cannot own land freehold in Thailand. Some sellers describe a Thai company as a freehold villa. That is not ownership in your own name, and we do not recommend setting one up.
