In full
The common area fee funds the upkeep of everything the residents share. In a Hua Hin gated villa estate it runs from 15 to 45 THB per sqm of built area per month as of Q3 2026, depending on the phase and the facilities. In a condominium it runs from 50 to 90 THB per sqm per month. The fee is set by the juristic person and voted at the annual general meeting.
A buyer should read the most recent audited estate accounts before committing, because a low common fee can signal deferred maintenance and a future special assessment. The fee is a carrying cost that directly affects net rental yield and should be in every cost model.
Common misunderstanding
The common area fee is not the sinking fund. The sinking fund is a one-off capital contribution at first transfer for long-life repairs. The common area fee is the recurring monthly operating cost. Both appear on a condominium closing statement but they are distinct.
