Quick answer

A Chanote, formally Nor Sor 4, is the red title, with surveyed boundaries and full legal rights of ownership, transfer, and mortgage. Nor Sor 3 Gor is the green title, and it is also a good title for a residential purchase. A green title can later be applied for as a red title. Nor Sor 3, without the Gor, is a lower possessory title. Sor Por Kor 4-01 and a brown book are not suitable for a residential purchase, as of Q3 2026.

The Thai land title hierarchy

Chanote (Nor Sor 4) is the red title, with surveyed boundary markers and full rights of transfer. Nor Sor 3 Gor is the green title. Both are good titles for a residential purchase. A green title can later be applied for as a red title at the Land Office. Nor Sor 3, without the Gor, is a possessory title with approximate boundaries drawn on a hand map. Sor Por Kor 4-01 is agricultural reform land that cannot be sold to a non-farmer and is unsuitable for any residential purchase.

What a Chanote actually grants

A Chanote, the red title, grants five rights: the right to possess, the right to use, the right to transfer, the right to mortgage, and the right to inherit. The front of the certificate records the owner in Thai script. The back of the certificate records any encumbrance: a mortgage, a lease, an easement, a court order, a superficies, a usufruct. A Nor Sor 3 Gor, the green title, is also a good title for a residential purchase, and the holder can apply for a red title later.

The green title

Nor Sor 3 Gor is the green title. It is a good title for a residential purchase, it can be transferred, and it can be leased. The holder can apply at the Land Office for a red Chanote later. You do not need that red title to be issued before you buy. Nor Sor 3 without the Gor, Sor Por Kor 4-01, and a brown book are different records and are not suitable for a residential purchase.

Why Sor Por Kor 4-01 is in the brochure but not in the deal

A small number of plots in the Hua Hin hills, particularly in the Hin Lek Fai and Thap Tai areas, are marketed on the basis of a Sor Por Kor 4-01 title. These are agricultural reform land granted to Thai farmers under the Land Reform Act and cannot be sold to a non-farmer. Some developers structure plots as long-term leases or rights of use. Foreign residential purchase should not be made on this title, and the structure does not produce a marketable asset on resale. Walk away from this title for residential purchase.

Verifying a Chanote at the Land Department

A Chanote verification is done by the buyer's lawyer attending the Land Department in person with the seller's identification, and reviewing the front of the title, the reverse encumbrance record, the colour-coded plot map, and the consistency of the boundary markers. A photo or faxed copy is not enough. Temporary deposits exist, and only the in-person check catches them. This is the most important single step in a Thai property transaction.

Title in a condominium purchase

A condominium unit has its own title certificate (the unit Chanote or "Chanote Condominium"), registered separately from the land. The foreign quota for the building is recorded at the Land Department. The verification of a condominium title is in person, and the same quality of check applies. The unit title is the basis for the freehold foreign ownership recorded in the buyer's name.

What is a Chanote title in Thailand?

A Chanote (Nor Sor 4) is the red title, with surveyed boundaries and full ownership, transfer, mortgage, and inheritance rights. A Nor Sor 3 Gor is the green title. Both are good titles for a residential purchase.

Is Nor Sor 3 Gor acceptable for residential purchase?

Sor Por Kor 4-01 is agricultural reform land granted to Thai farmers under the Land Reform Act. It cannot be sold to a non-farmer. Any residential structure on this title is not a marketable asset, and foreign buyers should walk away from any plots marketed on this basis.

How are condominium unit titles recorded?

A condominium unit has its own title certificate registered separately from the land, under the Condominium Act. The certificate records the unit number, the floor area, the owner in Thai script, and the foreign quota position. Transfer is at the Land Department, in person.

Can I mortgage a Nor Sor 3 Gor title in Thailand?

Can the Chanote boundary markers be moved illegally?

Yes, and it has happened in some Hua Hin sub-areas. The in-person Land Department check includes a colour-coded plot map and the verification of the boundary marker location. A separate surveyor visit to the plot verifies the marker positions match the registered drawing.

What is the difference between a title and a brown book?

A "brown book" (Bat Prathong) is a informal land record that is not a registered title. Brown book land has no Chanote and no transferable ownership. Do not purchase brown book land as a residential investment; it is not a marketable asset in the conventional sense.
