Title and setback on beachfront land

Thai maritime law defines the mean high tide line as a public boundary. Construction within 10 metres of the high tide line on a Gulf-facing beach is restricted, and on some beaches in Pranburi the setback enforced by the Department of Marine and Coastal Resources is 25 metres. Any beachfront land you purchase must be verified against the most recent Department survey, not the previous owner's fence line. A Chanote alone does not certify the setback position.

Erosion and beach nourishment history

Hua Hin town beach and Cha-Am receive periodic beach nourishment under the government Coastal Erosion Programme. Khao Tao beach is broadly stable. Pak Nam Pran has accreted in the north and eroded in the south. Each beachfront listing on this site carries the most recent shoreline position we have measured.

Salt exposure and maintenance cost

Beachfront villas face salt exposure on exterior fittings, air-conditioner condensers, and timber decks. Stainless fittings, condenser replacement, and deck timber should be checked on inspection and budgeted as a holding cost.

Frequently asked questions

Can a foreigner buy beachfront land in Hua Hin freehold?

A foreigner cannot own beachfront land freehold in their own name. The beachfront condominium unit can be owned freehold under the 49 percent foreign quota. For a beachfront villa we recommend a registered leasehold, or a usufruct where it fits. We do not recommend setting up a Thai company to hold the land.

Why are beachfront villas more expensive per sqm than golf villas?

Beachfront land is a finite, regulated supply with a verified setback. Golf-course-facing land is reproducible at new courses.
